If I Were Sitting in Your Home Right Now, Here’s Where I’d Start—And Why It Matters

If you’re thinking about selling your home in Putnam County or Northern Westchester, the conversation usually starts with price.

But that’s not where it should start.

Before a number is ever discussed, what actually matters is how your home is experienced by a buyer the moment they walk in—because that’s what determines how quickly they move, how confident they feel, and whether they compete.

This is how I approach a home before it ever hits the market—and why it changes the outcome.

If I walked into your home to talk about selling…

I wouldn’t open my laptop.
I wouldn’t pull comps.
And I wouldn’t start with a price.

Not because price doesn’t matter.

👉 Because it doesn’t matter first.

I’d Walk In—and Pay Attention to What a Buyer Feels Immediately

The small things.

If the foyer has shoes everywhere?

👉 that’s not clutter
👉 that tells a buyer storage might be an issue

And that matters because buyers don’t say:

“This home lacks storage.”

They say:

👉 “Something feels off.”

And then they move on.

I’d Sit Down With You Before We Talk About the House

Not out of formality.

Because:

👉 your timeline and your next move shape the entire strategy

  • Are you under pressure to move?
  • Are you testing the market?
  • Are you already committed somewhere else?

Those answers determine:
👉 how aggressive we need to be
👉 how much flexibility we have
👉 and how we position the home from day one

Then I Verify the Details Buyers Will Question Anyway

Taxes.
Bedrooms.
Roof.
Systems.

Not because it’s paperwork.

Because:

👉 buyers price in uncertainty immediately

If something is unclear:

  • they assume the higher cost
  • they build in risk
  • or they step back entirely

Then I Walk the House Like a Buyer Who’s Seen Three Others That Day

Not as your home.

As one of several options.

I’m asking:

  • what makes sense right away?
  • what needs explanation?
  • what feels complete?
  • what feels like a question mark?

Because:

👉 anything that needs to be “figured out” slows a buyer down

And hesitation is what kills momentum.

Then We Look at the Market—In Context

Not just comps.

  • what’s active right now
  • what just went under contract
  • what buyers are actually choosing between

Because:

👉 your home isn’t judged in isolation

It’s judged against what buyers saw yesterday.

Then We Talk About Price

But not as a target.

As a position.

Because:

👉 price doesn’t just reflect value—it determines how buyers behave

  • too high → buyers hesitate
  • too tight → buyers can’t compete
  • well-positioned → buyers move

This Is Why I Do It This Way

Not to complicate things.

To remove friction.

Because when a home:

  • feels clear
  • answers questions before they’re asked
  • and is positioned correctly

👉 buyers don’t slow down
👉 they don’t second guess
👉 and they don’t need to be pushed
