Selling in Yorktown, NY: September 2026 Market Update

Yorktown is one of those places where the town name alone does not tell you enough.

A home in Yorktown Heights may compete differently from one in Shrub Oak, Jefferson Valley, or a quieter residential pocket closer to Somers. Buyers may be comparing school location, taxes, lot size, neighborhood feel, commute, updates and overall value — sometimes all within the same search.

That is why Yorktown sellers need to think less about the “average Yorktown home” and more about which homes buyers will place next to theirs.

Recent August data shows a median sale price around $779,000, up roughly 10% year over year, with homes selling in about 27–28 days and an average sale-to-list ratio near 102.5%. That still points to a strong market. (redfin.com)

But strong does not mean uniform.

Yorktown buyers have choices — and those choices are not always obvious

A buyer considering a $750,000 home in Yorktown may also be looking at Somers, Cortlandt, Mahopac or other nearby communities.

That comparison changes depending on the house.

A renovated colonial on a neighborhood street is competing in a different way than a ranch with acreage, a split-level near major commuting routes, or a home with higher taxes but a more updated interior.

This is where pricing gets more nuanced.

The question is not simply whether Yorktown is “up.”

The question is whether the home is positioned correctly against the alternatives a buyer is actually considering.

Price range matters more than the town-wide average

Yorktown’s market can feel very different at different price points.

At one level, buyers may be competing aggressively for updated homes with strong layouts and convenient locations.

At another, buyers may have enough inventory to compare condition, taxes, acreage and renovation needs more carefully.

That means sellers should not assume that a strong median price guarantees the same response at every price point.

What buyers are noticing right now

In a market like Yorktown, buyers tend to notice:

  • whether the home feels move-in ready or requires immediate work
  • whether the taxes feel justified by the property
  • lot size, privacy and road setting
  • proximity to schools, shopping and commuting routes
  • how the layout compares with nearby alternatives
  • whether updates feel current enough for the asking price

Those details shape the offer more than a broad county headline ever will.

The local read

Yorktown remains a strong market heading into fall.

But the strongest homes are not simply benefiting from demand — they are winning the comparison.

That is an important distinction.

The seller who understands which homes are true competitors has a much better chance of pricing correctly from the start.

Bottom line

The most useful question for a Yorktown seller is not:

“What are homes selling for in Yorktown?”

It is:

“What will buyers compare my home to?”

That is where the strategy begins.
