Selling in Carmel, NY: September 2026 Market Update

If you’re thinking about selling in Carmel this fall, the market is still active — but buyers have a little more room to think than they did during the most frantic years.

In August, Carmel homes were still moving at a healthy pace. Realtor.com reports a median of about 32 days on market in Carmel, while homes in ZIP 10512 sold for roughly 100% of asking price on average. Active inventory in 10512 also edged higher, giving buyers slightly more choice.

That does not mean sellers have lost leverage.

Redfin’s August data shows Carmel’s median sale price at about $675,000, up roughly 10.6% year over year, with many homes still receiving multiple offers.

What this means for Carmel sellers

The biggest shift is not that demand disappeared.

It is that buyers have become more selective.

They are looking closely at condition, taxes, lot, setting, updates and how a home compares with the right nearby competition. A house that is prepared and priced well can still attract strong interest. A house that reaches too far on price may sit longer than sellers expect.

That is why broad market headlines only tell part of the story.

Carmel includes very different properties — lake-area homes, neighborhoods with smaller lots, homes with acreage, older houses, newer construction and everything in between. Two homes with the same ZIP code may compete very differently.

The local read

Right now, I would describe Carmel as active, but more discerning.

Buyers are still out there. Prices remain strong. But the margin for sloppy pricing is smaller when buyers have more choices.

For sellers, that makes preparation more important, not less.

Before listing, I would want to understand:

  • which recent sales actually compete with your home
  • how your lot, location and condition compare
  • whether permits, COs or approvals need attention
  • what buyers are seeing at your price point right now
  • and whether the home is ready to make its best impression in the first week

Bottom line

A September seller in Carmel does not need a generic market estimate.

They need to know which homes actually matter when pricing theirs.

That is where local knowledge becomes strategy.
