Selling in Kent, NY: September 2026 Market Update

Kent is not a market I would reduce to a median price.

The numbers heading into fall are healthy: over the three months ending in August, Kent’s median sale price was about $507,000, up 4.9% year over year. Homes were selling in roughly 37 days, and the average sale-to-list ratio was just over 100%.

But the more interesting number may be this one: roughly 31% of listings had price reductions, up considerably from a year earlier.

That tells me something important about Kent.

Buyers are active. They are just not treating every property the same.

In Kent, buyers are often choosing the setting first

A Kent buyer may be looking for something that feels different from a more traditional neighborhood home.

Privacy. Trees. Acreage. A quieter road. Space between neighbors. Maybe room for a garden, workshop, animals or simply fewer houses in sight.

That means the land and setting can carry unusual weight in the buying decision.

A beautifully updated house on a difficult lot may compete differently from a less-renovated home with a setting buyers immediately respond to.

That is not always captured well by an automated estimate.

The same square footage can tell two very different stories

Two Kent homes can look similar on paper:

Three bedrooms.
Two baths.
Two thousand square feet.

And still attract very different buyer reactions.

One may sit close to the road with limited usable yard.

Another may have a long driveway, privacy and several acres.

One may have extensive updates.

Another may need work but offer the kind of setting that is increasingly difficult to find.

In Kent, those differences matter.

Buyers are still rewarding the right homes

Redfin currently rates Kent as a very competitive market. Around 41% of homes sold above asking price, while especially desirable homes were moving faster and could sell several percentage points above list.

So demand has not disappeared.

What has changed is that sellers cannot assume a competitive market will correct an ambitious price.

The market may still reward the right house enthusiastically — while letting another one sit.

Preparation in Kent is not only cosmetic

For some properties, fresh paint and good photography are only part of the conversation.

Before listing, I would also want to understand things such as:

  • septic and well information
  • permits and certificates
  • acreage and usable land
  • easements or access issues
  • condition of longer driveways or private roads
  • outbuildings and whether they are properly documented
  • how the property compares with other homes offering similar privacy and land

Those details can become very important once a buyer starts looking beyond the photographs.

The local read

Kent heading into fall feels competitive, but selective.

The market is still moving. Prices are still holding up. Buyers will stretch for the right property.

But “the right property” in Kent is often about more than finishes and square footage.

Sometimes the thing that sells the house is what surrounds it.

Bottom line

For a Kent seller, I would not begin with:

“What is the average price per square foot?”

I would begin with:

“What does this property offer that buyers cannot easily duplicate?”

In Kent, that may be where the value is hiding.
