Selling in Stormville, NY: September 2026 Market Update

Stormville is one of those markets where the numbers can be useful — but only if you understand what is underneath them.

The broader 12582 ZIP code had a median sale price of about $582,000 over the three months ending in August, up roughly 6.4% year over year. Homes took a median of about 44 days to sell, compared with 36 days a year earlier.

At the same time, the Stormville neighborhood data itself showed a higher median sale price of about $645,000 over the same period — but that figure was based on a very small number of sales.

That is exactly why Stormville sellers need to be careful with broad averages.

Stormville homes can vary dramatically

A renovated raised ranch on one acre is not competing the same way as an older farmhouse, a home on Stormville Mountain Road, or a larger property with acreage and outbuildings.

Recent sales illustrate that range. In the 12582 area, August closings included homes around $575,000, $615,000, and one unusual lower-priced sale around $301,500. Some homes sold close to asking price, while others took considerably longer to move.

In a market this varied, one sale can skew the headline numbers quickly.

Time on market deserves attention

The broader 12582 market averaged about 44 days on market over the three months ending in August, while several individual recent sales took much longer.

That does not mean buyers are absent.

It means Stormville buyers tend to have more property-specific considerations:

  • acreage and privacy
  • condition and renovation level
  • septic and well
  • road and setting
  • outbuildings or garages
  • school district
  • proximity to Route 52 and commuting routes

The more distinctive the property, the more important it becomes to identify the right buyer pool from the beginning.

The Dutchess County backdrop is still supportive

Across Dutchess County, the median sale price was about $532,000 over the three months ending in August, up roughly 6.4% year over year. Homes were selling in about 37 days, and more than half sold above asking price.

OneKey MLS also reported Dutchess County’s August single-family median at $540,000, up 2.9% year over year.

So the broader market remains healthy.

Stormville just requires a little more interpretation.

The local read

I would describe Stormville heading into fall as active, but highly property-specific.

A well-prepared home with the right combination of condition, setting and price can still perform very well.

But this is not a market where I would rely heavily on a ZIP-code median or automated estimate alone.

There is simply too much variation from one property to the next.

Bottom line

For a Stormville seller, the most useful question is not:

“What is the average home worth here?”

It is:

“Which recent sales actually resemble my property?”

That is where the pricing strategy should begin.
